 Scott M. Breza
     Mr. Breza’s practice areas include real estate transactions, landlord tenant, collections, foreclosure, personal injury, and real estate litigation. For over 12 years, Mr. Breza has handled litigation matters in many jurisdictions throughout the State of Maryland, Washington D.C. and in the Federal Courts. In addition, he is well known for his expertise in all phases of real estate development, including finance. As part of his practice, Mr. Breza handles land use and zoning, finance, construction contracts, construction litigation, and leasing. He serves as counsel to commercial and residential developers, investors, builders, as well as several regional and local banks.

      Mr. Breza is licensed to practice law in Maryland and the District of Columbia and; a licensed title agent in Maryland, the District of Columbia, and Virginia.

      After college, Mr. Breza worked for law firms to put himself through law school. In 1996, Mr. Breza graduated from The University of Baltimore School of Law where he was on the editorial board of the Environmental Law Journal. After law school he accepted a clerkship with the Honorable Robert E. Cahill, Sr. in the Circuit Court for Baltimore County. In 2002, Mr. Breza earned his Masters of Science in Real Estate from Johns Hopkins University where he graduated in the top of his class. This program focused on real estate finance and development.

     Mr. Breza grew up in Cumberland, Maryland. For his undergraduate degree, he attended James Madison University in Virginia where he competed as part of the Swimming and Water Polo teams. Now, in addition to many interests, Mr. Breza is an avid distance swimmer and has completed the Bay Bridge Swim over 10 years in a row. Mr. Breza is an outgoing father of three and comes from a large family.

 Rachael D. Breza, Esquire
      Mrs. Breza’s practice areas include real estate transactions, land use and zoning, and development representation. Mrs. Breza handles development matters throughout the State of Maryland. She is well respected for her knowledge of all aspects of municipal codes as they relate to real estate matters. As part of her practice, Mrs. Breza routinely negotiates and prepares lender documents, property transfer agreements, quiet title actions, corporate transfers, and governmental taking issues. Mrs. Breza is licensed to practice law in Maryland and graduated from The University of Baltimore School of Law with honors in 1996.

     Mrs. Breza has overseen large scale development projects, addressing local, state and national permitting issues, as well as negotiating all aspects of the development approval process from zoning density allocation issues to effluent discharge permits for golf course irrigation projects. She has negotiated with national development groups and home builders. She has also worked with municipal entities rewriting their zoning codes.

     After taking time off to raise her three children, in 2003 Mrs. Breza began working for Breza & Associates, focusing primarily on land development issues. In January of 2007, Mrs. Breza returned to work full time and now handles all aspects of real estate transactional work.

     Mrs. Breza is a cum laude graduate of Bucknell University where she double majored in Economics and Political Science. She is a New Zealand citizen, but has lived in Baltimore since 1979 and has been active in several charitable organizations, including St. Joseph’s Hospital and Project Hunger. Mrs. Breza enjoys her children and is an avid golfer.


 Lisa Canoles
      Ms. Canoles has been in the real estate field for over five years and has been a paralegal at Breza & Associates for over a year. She has worked for mortgage lenders, title and abstracting companies. She is well versed in all aspects of real estate transactions and the associated documentation. Over the past ten years, Ms. Canoles career has spanned banking and finance to real estate transactions and law.

     With the law firm, her areas of concentration include real estate transactions, lender transactions, deed preparation, title underwriting. She also routinely helps prepare corporate documentation and governmental filings associated therewith. Ms. Canoles holds a degree in Business Administration from Villa Julie College in Maryland. Ms. Canoles is a licensed title producer in the State of Maryland.

     Ms. Canoles is the person to ask for help. She is a tenacious problem solver, works very well with others, and cares about our clients.


 Deb Delimont
      Ms. Delimont has worked in the business environment for the past 33 years. After taking time off to raise her children, Ms. Delimont returned to work to assist Mr. Breza in establishing his law practice, taking on the role of office manager. As a Maryland native, Ms. Delimont received her Bachelor’s Degree from Towson University in the field of Finance. Ms. Delimont prides herself in being a detailed, multi-tasking person who handles the financial and billing side of the firm.
